Leak repair in Snohomish & North King Counties
A leak rarely starts where you see it. Water runs along pipe, framing and drywall before it shows up as a stain, a soft floor, or a bill that jumped. We find the actual source, fix it properly, and tell you what caused it so it doesn't come back.
What we handle
- Pinhole and pipe leaks in copper, PEX and galvanized
- Slab leaks and under-floor lines
- Dripping faucets, toilets that run, leaking valves
- Wet drywall, ceiling stains and soft spots traced to the source
- Leaking water heater and supply connections
- Hose bibs, yard hydrants and outdoor spigots

How do you find a hidden leak?
We start with the meter and pressure test, then isolate sections of the system. Most leaks are located without opening walls; when we do have to open something, we open the smallest area possible and tell you before we cut.
Can a small drip wait?
A drip is cheap to fix today and expensive once it has soaked framing or a subfloor. If you can see it, it has usually been going for a while. Call and describe it; we'll tell you honestly whether it's urgent.
Do you repair or replace galvanized pipe?
Both. Galvanized steel corrodes from the inside, so a repair in one spot often precedes a leak in the next. If your home still has galvanized supply lines, we'll show you what we see and quote a repair and a repipe so you can compare.
Ready when you are
