Water heater repair & replacement in Snohomish County
Hot water is the call we get most. A heater that's leaking, rumbling, or just past its years is stressful, and it's also where a lot of plumbers pad the bill. We install contractor-grade Rheem water heaters, tank and tankless, and we'll say plainly when a repair makes more sense than a replacement.
What we handle
- Tank water heater replacement, gas and electric
- Tankless water heater installation and conversion
- Repairs: thermocouples, elements, thermostats, valves, leaks at fittings
- Expansion tanks, seismic strapping, drip pans and code upgrades
- Hot water recirculation added at install
- Haul-away of the old unit

Tank or tankless?
Tankless gives endless hot water and takes less space, but costs more up front and may need gas line or venting changes. A tank is simpler and cheaper. It comes down to household size, gas supply, and how long you plan to stay. We'll walk you through it rather than push the bigger ticket.
How long does a replacement take?
Most like-for-like tank replacements are done in a few hours. Tankless conversions take longer because of venting and gas work. We confirm the timeline with the quote.
Is a leaking water heater an emergency?
If water is coming from the tank itself, yes: turn off the water supply valve on top of the heater and the gas or breaker, then call. If it's a fitting, it's often repairable and less urgent. Either way, call and describe what you see.
Ready when you are
